Description
Unique and very spacious villa with large swimming pool and huge sun terrace surrounded by Mediterranean vegetation, notably palm trees. The grounds are enclosed (3000m²) which is ideal for children to play and there is plenty of shade to be found under the palm trees giving an overall exotic atmosphere in the garden. There is a sea view from the 2nd floor. Reversible air conditioning.
Shops, supermarket and restaurants in Biot (1km, a 15-20 minute walk downhill along path). Sandy beach under 10 minutes' drive.
Close by is the delightful medieval hilltop village of Biot, famous for its glass blowing industry. Visitors can watch local artisan at work, a must see!
There are various watersports available just 4-5 km away and many children's attractions such as Marineland, Aquasplash, a children's farm and a butterfly museum nearby.
THE VILLA:
LIVING ROOM: Spacious living room (45 m²) with high ceiling and marble floor. Reversible air conditioning. 3 sofas, armchairs, Satellite TV (BBC, CNN, etc), DVD player, CD player, fireplace (in use, wood not provided but can be purchased in local supermarkets).
Dining area (20 m²), marble floor, dining table for 8 - 10 people. Sliding doors opening onto the terrace.
KITCHEN: (25m²). Marble floor. Air conditioning. The kitchen opens onto the living room. Sliding door to the terrace. Electric oven, hob, dishwasher, microwave, fridge-freezer, kettle, coffee machine, toaster.
Utility room with washing machine, iron, ironing board and hoover.
BEDROOMS:
Ground floor: Master bedroom (20m²) with Queen size bed (160cm) and private terrace, TV, 2 hair dryers available. Ensuite shower room. First floor: Mezzanine landing overlooking the living room. Further wide hallway leading to all bedrooms. 2 bedrooms (each 13m²) with double beds (140cm) and French doors leading to private terrace and overlooking the pool. Twin bedroom (20m²) with private terrace and integral shower corner. Bedroom (21m²) with twin/double bed (160cm) and French doors leading to a private terrace. Pool and garden view. Ensuite shower room. Second floor: Large children’s bedroom (55m²) with 4 single beds (90cm). Sloped ceiling. French doors to terrace (can be locked). Ensuite shower room.
BATHROOMS:
Ground floor: Ensuite shower room (Master bedroom) with shower and wc. Separate wc. First floor: Separate bathroom with bath, shower and wc.
1 ensuite shower room with wc (twin/double). Shower corner (twin bedroom). Second floor: Ensuite shower room with shower. Separate wc.
OUTSIDE:
Large enclosed grounds (3000m²) with mature palm trees and Mediterranean plants and trees. Covered terrace, great for al fresco dining. Table and chairs for 14 people, built-in charcoal barbecue. Additional, very large sun terrace.

SWIMMING POOL:
Large private pool, 12m x 6m. Depth: 1.3m x 2m. Pool alarm. Ladder. 10 sunloungers and parasol.
SERVICES INCLUDED IN THE RENTAL PRICE:
Bed linen and towels (including pool towels).
Wifi.
Pets welcome (on request).
End of stay cleaning: included but please note that the property must be left in a good state.
PAYABLE LOCALLY:
Security deposit: 800€ cash, refunded on departure.
Electricity/heating: upon meter reading.
For two week stays or more, a change of bed linen and towels can be provided: 20€/person/change.
Additional cleaning, baby-sitting and cook available on request and at a supplement. Must be reserved at the time of booking.
GENERAL INFORMATION:
Check-in times: Saturday between 4 and 8pm. Late arrivals can be arranged but must be requested well in advance.
Checkout before 10am.
Parking for 4 cars and garage for 1 car.
Cot on request.

Handy information: the owner lives in an apartment at the basement level, below the large terrace. The access to the apartment is from the driveway. They do not overlook the garden, pool or terrace but they are on hand if required.
