1 The villa has great sea views but Is very close to neighbouring properties one of which is undergoing quite extensive renovations building a large blue illuminated terrace , two swimming pools and an outside bar area . There were builders there cutting tiles almost every day of our stay from early morning until late afternoon . ( there was also an unpleasant drains smell every evening during our stay but we couldn't say where this came from ) 2. The villa is located over several floors with each bedroom on a seperate floor . This means there are many stairs in and around the property , some of which are open-sided and may not be ideal for families with small children . 3. There is no lawned area or much safe 'running around ' space for kids . 4. The villa was clean but we didn't feel it had enough homely comforts for us . The kitchen has adequate equipment but lacks a coffee machine , microwave and a dryer . Most of the crockery in the kitchen ( plates , dishes etc is plastic !!!) 5. The lounge area is small and only had comfortable seats for 4 adults ( 1x 3 seater sofa and 1 small chair) 6. The pool area looks tired in places and there are no cushions provided for the loungers . Beach towels are provided . 7. The villa is located in a residential area about 15 minutes walk from the lovely beach and facilities at Cala Vadrlla , however this is an uphill walk most of the way home so again not ideal for us with young children . 8. The residential area wasn't as quiet as we had expected and somewhere very close by someone has an impressive outdoor sound system which we loved but the children struggled to sleep with some nights . BEFORE BOOKING 1 Check with the owner about the building works next door - the noise and lack of privacy spoilt our holiday and had we known we would probably have cancelled . 2. Check with the owner if the drains smell has been investigated and sorted. 3 if you are travelling with small children ask the owner for more photos of the stairs . We didn't like all the stairs but it might be fine for other families . I have photos I'm happy to share . 1. The property has lovely sea views but is built on many floors . As the house is so close and overlooks hermosura we felt there was not enough privacy and we ended up spending every day at the beach . 3. The lounge area is small with comfortable seating for only 4 people ( 1x 3 seater sofa and 1 chair) 4. In our view the villa has adequate facilities overall and the kitchen was clean and fairly modern but, for us, it lacks a coffee machine , microwave and dryer . There is plenty of kitchen equipment but nearly all the crockery ( plates , dishes , cups etc are plastic !!!) 5. We found the property a bit basic in terms of homely comforts and the pool area looks tired . 6 . The villa is about 15 minute walk from the beach but uphill most of the way home so again not ideal with young children . 7. We didn't find the residential area where the villa is located as quiet as we had expected and somewhere extremely close to the villa someone has an impressive outdoor sound system to entertain you at nighttime ! We actually liked the music but the children found it difficult getting to sleep . BEFORE BOOKING : 1. We would recommend asking the owner about the status of the clearly on-going building works next door . 2. We would ask if the drains smell has been investigated and sorted . 3. We would also recommend asking the owner for more pictures of the stairs in the property if you are considering bringing small children here so you can make your own decisions about safety . We mentioned all of our concerns to our agent ( Ibiza house rentals - ) as well as the small of drains coming from somewhere but Ibiza House Rentals never got back to us or responded to our email us .
