We always stay in Sanur in private villas, unfortunately the ones we usually stay in were booked for our 3 week stay with extended family and we ended up at Rising Sun Villa.

Positives first: location of the villa in Bumi Ayu is great, short walk to shops, beach, Hardy's, good food, the rooms are spacious and the staff Nyoman and Gede are caring and happy to help.

However, this villa should not be rented with the safety issues it has. Don't go by the photos on trip advisor or booking.com, they are outdated and give a far better impression than the reality. Same for the Rising Sun Villa website (which has since been disabled) Next to no maintenance or upkeep is done in the villa which is the owner's fault not the fault of the staff.

Broken pool tiles in the pool were glued down again (in pieces) on the day we arrived. My daughter in law sliced her toe open on the supposedly fixed pool tiles and needed medical attention. We brought this to the attention of the owner along with the 3 or 4 broken outdoor chairs held together by zip ties and all the broken sandstone tiles around the pool which are trip hazards, the leaking airconditioner in the upstairs bedroom (Sunset Island) which made the tiles very slippery despite staff changing towels for leaks constantly. The owner stated these things are easy to overlook and blamed previous guests for damage but this is not the case. The owner chooses to deceive with misleading, outdated photos, takes your money and does token, poor quality maintenance when complaints are received.

The owner had the pool chairs removed leaving 2 pool lounges and 1 chair for family of 6. Lucky by this stage our numbers were reduced from 10 to 6. The pool tile was replaced in it's entirety the second time around and glued down once again but days later it was lifting once again. The airconditioner wasn't repaired, it continued to leak and work ineffectively so we often slept in the other upstairs bedroom.

The bedlinen and towels are clean but thin, stained and in urgent need of replacement. Broken tap fittings with sharp edges in the Sunset Island room. Most of the furnishings in the upstairs 'common' room area are ripped and stained with significant borer activity in the wood furniture and ceilings. Peeling paint, plaster falling from walls, lack of window screens in the common area allows feral cats to enter the villa of a night which is extremely unsanitary.

If this villa was maintained to the standards of the many other villas we have stayed in in Sanur or even to a minimum safety standard this would be a very different review. We did not enjoy our time here, and dealing with the owner and safety issues made our 'holiday' very stressful!

We stayed in the Rising Sun for 11 nights and absolutely loved our stay here!
There were 2 x families with 3 kids each (ages ranging from 2-8) and we found everything to be as we needed.
All bedrooms were air conditioned and each bedroom features it's own ensuite. It's important to note that the 5th bedroom is located outside and is more of a "pool room". Would be great for families with teenagers or if a group were staying here, it would be the most sought after room. As it opens directly on to the pool, we just used it as more of a chill out room during the day.
There are a few a stairs in the property that may not suit those with very small children, and the balustrade that runs around the top level is also quite low. We simply had the adults sleep upstairs and the kids downstairs. Problem solved.
The staff around the property were great! Beautiful breakfasts were cooked for us every morning (a great mix of traditional Balinese and pancakes and eggs for the kids), rooms were always kept nice and tidy. Please note that as there is 24 hour security there is always someone at the property (even someone sleeping out the front at night times). We never found this to be a problem, but it was certainly new to us and may come as a shock if you're not prepared for it.
There's no A/C downstairs in the dining area, but this would be impossible to do as there is a beautiful open air atrium right next to the dining table. The kids loved watching the fish and gecko spotting!
We found the location to be great. Less than a 10 minute walk to the main street with kids (6 minutes with only adults). A left turn takes you towards Hardy's, and a right turn leads you out right near Starbucks. Great central locations to use as touch points.
Negatives : If I really had to point any out it would be that there was a slight smell that came from the plumbing in one of the downstairs bedrooms (it was infrequent and not unusual when staying Bali, regardless of location) and there are a few small areas where some wear and tear are showing (small areas of peeling paint, a small hole in the eaves of the balcony of the master suite, etc...) once again, none of these are problematic.

All in all, we had a beautiful stay here and area already planning our return visit!
