“Very Nice Villa - Beware of Management Company”
I'm somewhat conflicted here. The Villa was very nice in a great spot on the lake in Pognano Lario. However, a misleading and some would say dishonest representation with regards to the property by the management company (Happy Holiday Homes) almost ruined our time here. As with many of you who are reading this, I am a frequent contributor on TA and always find reviews on properties helpful during the booking process. I always try and give a fair representation of my experiences. So I hope you will read with an open mind. Our family group of 7 decided to splurge and book this expensive villa for our 4 night stay on Lake Como. During my communication with the property managers, I made it clear my aunt had limited mobility. I recognized being on the water access to this villa could be a problem. I asked specifically about this issue and was sent a set of pictures supposedly from the owner that showed roughly 65 stairs from the end of a driveway. We felt this would be challenging, but doable. Imagine my shock when we met the mgmt company representative and were told there were over 150 stairs to get to the villa in addition to several long, sloped sections of pathway. I was even more surprised when he told me this was well known at the company. To put the cherry on top, the company had also discouraged me from booking another, quite a bit cheaper villa because of the 40 stairs required to reach it !!! Happy Holiday Homes would take no responsibility for their misleading information. The solution they offered up was for me to pay a nearby boat company 100 euros each time my aunt needed leave or return to the villa so we could get to a dock with car access. So if you choose to read on and consider renting this property, be aware the climb up even for able bodied individuals is tiring - my very fit wife and her sister could barely handle it. I'm a long distance runner and was left panting and sweaty each time I ascended. To put it mildly the logistics of dealing with access was stressful and for me, the trip planner, really put a damper on my time at Como. Now, for those of you who don't mind the access issue, to the villa itself. As I said very, very nice with beautiful, immaculate grounds. The property has been in the same family for 4 generations. An older structure but plenty of updates. The pictures are a very accurate representation of the villa and property and I attached a few of my own. We had 7 in our group, but 10 could easily be accommodated. In fairness to Happy holiday Homes they were responsive in addressing a few issues with the villa itself. Were it not for the access, I would say the price is fair given location, view and villa condition. Me personally - I would steer clear of Happy Holiday Homes. Lake Como is an awesome spot and not to be missed. If you are "on the fence" about going there - go!
