“No luxury at all!”

For a stunning 500GBP+ a night they provide cheap soaps, cheap supermarket croissants, worst prosecco, and after deciding to have a BBQ at night we realised not even the most basic ingredients were available, let alone any cleaning product, no tablecloth, no napkins. They ask for rubbish to be out of property, villa to be tidied up and sheets removed from bed!! For the same price, stay in a hotel. From the pictures on their website you would think the villa would come with its private pool, but that is actually a common pool (so no privacy at all!!) Gioconda as decoration, artificial flowers, ikea furniture, the third room is actually in the garage so if you are claustrofobic forget about this property as there are no windows! Of the 2 garages advertised, one is actually one of the bedrooms. The luxury advertised on the website, we didn't see it!

Response from the manager Dear Vincent, Thank you for your review. As the home is clearly advertised with a shared pool, I’m not really sure why you thought the pool would be private. “great holiday on lake como”

This villa has a fantastic location overlooking lake Como and was beautifully appointed throughout. A most enjoyable holiday in a villa which I could not find fault. The layout was perfect for the family with each bedroom having en-suite bathrooms. Whilst we ate out most of the time, the kitchen facilities and equipment were also excellent. I have no hesitation in recommending staying at Le Petit Palais.

We stayed in this villa for a week. It is run through a management company in the centre of Menaggio. Collecting the keys and getting to the villa was straightforward. The company were also very helpful with suggestions for activities while I the area. The villa itself is set a short drive out of the town. We only had one car but if you put one in the garage you could fit a second just outside the garage doors. It is located towards the end of what is essentially a private road with no through traffic at all, with beautiful, uninterrupted views of the lake and town below from the two main bedrooms, living area and gardens. It is a very peaceful spot and you can easily spend the day relaxing and just soaking in the view. The whole villa was spotlessly clean, modern and very well presented. The kitchen is compact and very well stocked with utensils etc if you wish to cook. There is also an outdoor barbecue (supermarket in Menaggio for supplies including charcoal). Bathrooms very well presented with plenty of hot water and good water pressures. All the beds are comfortable with plenty of blankets if you are there in the cooler months. There is a pool, which is shared with one of the other villas. I can’t really comment on it as we did not use it but it looks perfect for a dip to cool off in the summer months.

“Fantastic Views and Villa!!”

We had a fantastic vacation in this villa. We all wanted to stay another week and rightly so! The villa itself has a fantastic panoramic view of lake Como’s centre which is literally breathtaking, especially from the large balcony. This villa really exceeded our expectations both with the quality of its interior fittings and comfort. It was spacious, clean, fully equipped and beautifully peaceful. There was plenty of living space for 2 adults and 2 (late) teenagers. We loved having breakfast together on the patio. My daughter also liked reading in the garden where there were plenty of seating options. My son enjoyed watching / playing some of the excellent selection of DVDs and games in the basement bedroom (v. cool). The kitchen was well equipped with a dishwasher, microwave and oven although we mainly ate out at the many local good restaurants. 'Le Petit Palais' was reasonably easy to find with the agent’s instructions and photo directions and the distance to the center of Menaggio was also shorter than I expected at around 5 mins by car. The property has an excellent garage with working washing machine and dryer as well as iron and board. The icing on the cake was we had the shared (large but not too deep) swimming pool all to ourselves most of the time, again with superb views of the lake as a beautiful backdrop. This location is rightly described as the golden triangle of Lake Como and we very much enjoyed excursions on the lake to Bellagio, Varenna, Como as well as the nearby Villas Carlotta & Balbienello. The managing company [Happy Holiday Homes] were incredibly helpful and very courteous, especially Viviana, who provided us with information about the local area and restaurants [quite good and very reasonably priced]. The local ice cream is to die for. Overall we were very impressed with this rental and would highly recommend it for your stay in Como. We will definitely visit again next year as one week is not enough for this area.

“Very disappointing”

Perhaps the best feature of this rental property was the panoramic view of Lake Como. We arranged to meet one other couple and share this rental for two weeks. The property listed one full page and a half of amenities including washer/dryer/iron/full kitchen with dishwasher and garage. First, the location is not Menaggio, but up steep Italian roads and tortuous curves in Plesio, inconvenient to meager grocery sources located down in Menaggio. On our arrival, lights were dead in half of the light fixtures and had to be replaced; the washing machine filter was broken and had to be repaired; the iron was broken and had to be replaced; only one hair dryer was available and another had to be obtained. There was an abundance of dried flower arrangements wrapped in dusty cellophane throughout the property. Dishes were chipped and glasses cracked. We experienced ants in the eating area and a roach in one of the showers. We did not find this rental to be a relaxing stay, but more like a handyman shakedown that should not have happened.
