Former outbuilding of the family house, this 120m2 Bergerie, with garden and 2 terraces, has been completely renovated: modern with objects and family furniture to bring a little warmth and history! In the heart of the old village, the house welcomes you, whether with family or friends (8/9 people). The tennis court is at your disposal and the lake is only 100m! Housing The terraces first: the south terrace is particularly pleasant for breakfast and the west side terrace, open on a garden (200m2), is preferred to enjoy the end of the day (or a nap in a deckchair). On the ground floor you will find: - a kitchen / dining room open on the 2 terraces south and west. It is fully equipped (dishwasher, fridge with freezer, oven, hob, griddle, toaster, kettle, coffee maker, crockery / cutlery, kitchen utensils); - a double room (bed 140x190cm) open on terrace and enjoying a shower room and WC; - laundry room with washing machine and dryer (ironing board + iron). On the first floor: - a bright and cozy living room with fireplace, office area and a nod to the lake; - double bedroom (140x190cm), garden view; - a bathroom, a separate toilet and plenty of storage space. On the 2nd floor: - 2 TWIN bedrooms (2 single beds 90x190cm) with storage; - a shower room and WC; - an additional room acting as a playroom / reading room and the house is heated with gas. For your comfort, you have available WIFI, TV (equipped with a DVD player) and a HIFI. The terraces are equipped with tables, chairs and umbrella for the meal, and deckchairs for relaxation. Free parking spaces are located next door. The surroundings A few minutes walk: a very good bakery, a newsagent as well as restaurants. The neighboring town of St Jorioz (3.8kms) completes the offer with its shops, its lively summer market and its infrastructure ... For amateurs, you will find 50m from the house: - the cycle path that connects Annecy in Ugine (promise of beautiful walks), - a climbing wall, - the start of hiking Taillefer. And of course the lake! The public beach called "Castle" (less crowded than Duingt) is 5 minutes walk. Many water activities are available nearby: pedalo rental, sailing, kayaking, paddle, water-skiing, wake-boarding ... Paragliding departures are nearby (breathtaking views of the lake), an adventure park in Talloires (20mn), the golf of Giez to 10km and obviously many hikes. In winter, it is not the ski resorts that are missing: The Semnoz or Seythenex for the closest (about 35 minutes), Margériaz or La Clusaz and Grand-Bornand (1 hour drive). Access for passengers Train: Annecy TGV station Airplane: Geneva or Lyon St Exupéry airports. For the connections: bus (stop at the church of Duingt) or even omnibus boat from Annecy for a typical trip. Exchanges with travelers I remain available throughout the booking process and during your stay. Arrivals are between 16 and 19h. Late arrivals (20h-22h) are subject to a flat fee of 40 €. I can not accommodate travelers after 22h. Departures take place before 10am. Other remarks - Possible rental of bed linen and towels for 18 € per person. - BABY KIT: Cot + high chair 25 € per stay The local tax included: - The tourist tax - The fees of the files and the obligatory insurance: • Damages material following fire, explosion, damages of water • Recourse of the neighbors and third parties • Damage to movable and immovable property belonging to the owner of the rented property.
